Did Your Attic Make Your House Fail Inspection?

Did your house fail inspection due to attic contamination from rodents or wildlife? Did the inspector tell you that your attic is contaminated and that you will not be able to sell your home until you get an attic restoration? If a home inspector has told you that your house has failed inspection due to feces in your attic or your attic has been contaminated with animal urine and nesting materials, you need a specialty company, such as ours.

Not many companies offer this type of service, and unfortunately homeowners don’t find out that they have this problem until the last minute, when they are under contract and ready to sell their home. This leaves home owners scrambling and searching for an attic restoration company to come out as soon as possible, so they can pass inspection. Besides, who really goes up and checks their attic out for poop on a regular basis?

Home owners trying to sell their homes get excited to get the house under contract, only to have an inspector come in and tell them that their attic has been contaminated by rats or wildlife and that the house has failed the inspection! This leaves homeowners struggling and desperate to find an attic restoration company at the last minute to come in and clean out the attic, so that they can go ahead and sell their home.

The problem is most companies don’t offer this type of service, let alone offer it at the last minute. That’s where we come in! At Rodent and Wildlife Control we specialize in attic restoration, decontamination and attic clean outs. Even better, is our ability to be able to get in, restore your attic and get out in time for you to make it to your closing! This way you can get to closing, sell that house and be on with your life. No reason to stress! Attic Restorations and Your Home Owner’s Insurance

Many times after a house has been invaded by rodents or wildlife, the home owner may find that their attic has been destroyed by damage and contaminated with feces, urine and nesting materials. This can become a problem as it poses a huge health concern; especially for the elderly, young children or anyone with a compromised immune system. It is imperative that after you have a rodent or wildlife infestation in your attic that you have the area inspected. You do not want to leave the bacteria from the animals laying around in your attic.

When an inspection of an attic reveals feces and urine contamination we highly recommend an attic restoration and decontamination. Many home owners do not realize that this service is usually covered by their home owners insurance’s policy. However, the catch is (and we all know with insurance, there is always a catch!) that rodents are not covered. The only animals covered under most home owner’s insurance are possums, raccoons and bats. Occasionally, some insurance companies may cover squirrels; but this is hardly ever the case.

It’s important to understand that your home owner’s insurance covers these things because the cost can be very expensive depending on the square footage of your attic and the amount of damage/contamination that has occurred. For example, an average size home may cost anywhere from $3,000 to $10,000 depending on the aforementioned factors. I have seen attic restorations go as high as $20,000, due to the damage to the air conditioning ducts, electrical wiring and roof damage.

Not only is contamination an issue but damage becomes a huge part of the cost. Especially with raccoon infestations. Raccoons are unimaginably strong. They can do a huge amount of damage in a very small amount of time; such as tearing up insulation, chewing into wiring, chewing into plumbing, chewing up your air conditioner ducts, laying feces all over the place and tearing holes into your roof.

The damage that just one mother raccoon can do to your attic is presented in this commercial from Allstate Insurance Company. This is advertising their home owner’s insurance and how it covers the damage from these animals. It’s a funny commercial and you can see just how much damage one mother raccoon can do if she and gets into your attic. However, it is not so funny when it happens to your home and you are left paying for thousands of dollars in repairs and clean up fees. That is why I wrote this blog entry; to inform property owners that these damages may be covered, but also to encourage you to check with your agent to make sure you are covered.

If you are having problems with wildlife invading your attic or if you’re smelling something from your attic please contact us and we will be glad to provide you with a FREE inspection. We will also go over a plan to get rid of the problem permanently and then we will work with your home owner’s insurance to cover the costs.
